It&#8217;s also one of the first things your lender will determine when you start the VA Home Loan process. At VeteransLoans.com, we&#8217;ll <em>soft pull <\/em>your credit score when we work to get you pre-qualified, and then we&#8217;ll <em>hard pull\u00a0<\/em>your credit score to get you pre-approved. Not all lenders are the same, though. What is the difference between a hard pull and a soft pull, what do they mean, and will they affect your credit score? Let&#8217;s break it down.<\/span><\/p>\n<h2 id=\"hardinquiries\">Hard Inquiries:<\/h2>\n<p><span style=\"font-weight: 400;\"> Generally speaking, a hard inquiry happens when a financial institution checks your credit for a new loan or line of credit. You&#8217;ll also generally have to authorize these hard inquiries.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Depending on your overall credit health, the effect of a single hard inquiry could range from zero to a couple points. FICO, for example, says, &#8220;For most people, one additional credit inquiry will take less than five points off their FICO Scores.&#8221; Your score will typically recover from this inquiry after a couple months. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">There&#8217;s strength in numbers, however, and subjecting your credit to multiple hard inquiries in a short amount of time can have a more damaging effect. Because hard inquiries show the application for a new line of credit, having many hard inquiries can show financial distress. Having several inquiries can also indicate the addition of new debt or credit, and your credit score will need time to reflect whether or not you&#8217;ve handled the new debt or credit responsibly.\u00a0<\/span><\/p>\n<h2 id=\"softinquiries\">Soft Inquiries:<\/h2>\n<p><span style=\"font-weight: 400;\">Soft inquiries happen any time your credit is pulled for a reason not associated with taking on a new loan or line of credit. For example:<\/span><\/p>\n<ul>\n<li>Cell phone companies might soft pull your credit to help determine your rates<\/li>\n<li>Utility companies might soft pull your credit to decide for\/against down payments<\/li>\n<li>Self-reporting agencies will soft pull your credit when you check your credit score yourself<\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Because these situations show no sign of increased financial burden, they have no effect on your credit score. When your credit is about to be pulled, it is wise to check with that institution to confirm which type of inquiry they plan on using.<\/span><\/p>\n<h2 id=\"whataboutus\">How We Handle Credit Inquiries:<\/h2>\n<p><span style=\"font-weight: 400;\">Here at VeteransLoans.com, we&#8217;ll use a soft inquiry when <a href=\"https:\/\/www.veteransloans.com\/va-loan-eligibility-requirements\" target=\"_blank\" rel=\"noopener\">determining your eligibility<\/a>. After all, there&#8217;s no point in making a hard inquiry on someone who might not be eligible for the VA Home Loan in the first place. Plus, we want to be able to determine your eligibility risk-free.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Before you pre-qualify, we&#8217;ll soft pull your credit scores from each of the three major bureaus. We&#8217;ll then use your middle score to determine your eligibility. If your scores look like:<\/span><\/p>\n<ul>\n<li>Experian: 580<\/li>\n<li>TransUnion: 645<\/li>\n<li>Equifax: 610<\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">We will use your 610 score when determining your eligibility; at this time a 610 is ineligible. While our minimum required score varies from time to time, generally the range of 620-640 is where you&#8217;ll need to be to start. Because we don&#8217;t use a score that you will pull from Credit Karma or a similar site, the only way to know for sure if you qualify is to give us a call at 1-888-232-1428 or visit us at <a href=\"https:\/\/www.veteransloans.com\/va-loan-prequalification\" target=\"_blank\" rel=\"noopener\"><a href=\"\/va-loan-prequalification\"> Get Pre-Qualified<\/a><\/a><\/span><\/p>\n[\/et_pb_text][\/et_pb_column][\/et_pb_row][\/et_pb_section]\n","protected":false},"excerpt":{"rendered":"<p>Credit scores are an important benchmark of your financial health. Generally, your lender will order a VA appraisal once you're under contract on a home. But what exactly is the VA appraisal, what does it look for, and what happens if it doesn't go as well as you want?<\/span>\r\n<h2 id=\"PROCESS\">What Does the Process Look Like?<\/h2>\r\n<span style=\"font-weight: 400;\">While any party can request a VA appraisal, your lender will typically order it once you're under contract on a home. Once the appraisal is ordered, the VA will send a neutral, third party appraiser out to inspect the property. Neither the buyer nor the seller parties have influence on who will appraise the property. <\/span>\r\n\r\n<span style=\"font-weight: 400;\">Once complete, the appraiser's report will be reviewed by your lender's Staff Appraisal Reviewer and a Notice of Value will be issued. However, if your lender doesn't have an SAR, the report will go to the VA for review.<\/span>\r\n\r\n<span style=\"font-weight: 400;\">This Notice of Value is the end result of a completed appraisal, and takes into account several different factors when establishing a value for the home. In addition to the appraisal of the property itself, the NOV will also take into account comparable home sales in the same area. These \"comps\" compare the value of the property to recent sales of similar homes. Not having any comps - because your property is too unique, for example, can sometimes create issues. Lastly, the NOV will provide a list of any repairs needed to bring the property up to the VA's Minimum Property Requirements.<\/span>\r\n\r\n<img class=\"alignnone wp-image-1282 \" src=\"http:\/\/173.255.228.252\/resources\/wp-content\/uploads\/2021\/05\/Yellow-and-Blue-Enrollment-Process-Flowchart-1.png\" alt=\"\" width=\"1023\" height=\"767\" \/>\r\n<h2 id=\"MPR\">What Does it Look For?<\/h2>\r\n<span style=\"font-weight: 400;\">The VA appraisal has two main goals: to establish a fair price for the property, and to make sure the property meets all of the VA's <a href=\"https:\/\/benefits.va.gov\/WARMS\/docs\/admin26\/m26-07\/Ch12_Minimum_Property_Requirement_NEW.pdf\" target=\"_blank\" rel=\"noopener\">Minimum Property Requirements<\/a>. The gist of the MPRs is that the VA wants to make sure that each property is safe, structurally sound, and sanitary. While not as thorough as a home inspection, the Appraisal will look at the condition of the house on a larger scale. Some of the MPR's include:<\/span>\r\n<ul>\r\n \t<li>Adequate Space: <span style=\"font-weight: 400;\">There must be adequate space for living, sleeping, cooking and dining, and sanitary facilities<\/span><\/li>\r\n \t<li>Water Supply: <span style=\"font-weight: 400;\">The property must have a continuous supply of safe and potable water for drinking, bathing, showering, and sanitary uses<\/span><\/li>\r\n \t<li>Sewage: <span style=\"font-weight: 400;\">There must be adequate, sanitary sewage disposal systems in place.<\/span><\/li>\r\n \t<li>Heating: <span style=\"font-weight: 400;\">Heating must be permanently installed and maintain a temperature of at least 50 degrees Fahrenheit in areas with plumbing.<\/span><\/li>\r\n \t<li>Roofing: <span style=\"font-weight: 400;\">The roof must \"prevent entrance of moisture\" and be in good condition.<\/span><\/li>\r\n \t<li>Attics, Crawl Spaces, and Basements: <span style=\"font-weight: 400;\">These spaces must be in good structural condition, without dampness or water damage, and have proper ventilation where applicable.<\/span><\/li>\r\n \t<li>Lead Based Paint: <span style=\"font-weight: 400;\">Chipped or flaking paint in house built pre-1978 will have to be scraped and repainted, removed, or permanently covered.<\/span><\/li>\r\n \t<li>Wood destroying insects\/fungus\/dry rot: <span style=\"font-weight: 400;\">all damage to wooden structures from these sources will be noted and must be repaired. Termite inspection regionally required.<\/span><\/li>\r\n<\/ul>\r\n<span style=\"font-weight: 400;\">In addition to meeting the MPR's, the NOV will include any other information important to the property's eligibility. For example, condominiums must be in a VA-approved project.<\/span>\r\n<h2 id=\"RESULTS\">What Happens if I don't like the Results?<\/h2>\r\n<img class=\"alignnone wp-image-1308 \" src=\"http:\/\/173.255.228.252\/resources\/wp-content\/uploads\/2021\/05\/dont-like-it-gif.gif\" alt=\"\" width=\"1022\" height=\"574\" \/>\r\n\r\n<span style=\"font-weight: 400;\">There are two different sets of challenges you might face following the appraisal, but don't let either deter you. Let's talk about some options you have if the appraisal doesn't go perfect. After the appraisal, you might find that:<\/span>\r\n<h4>1.) The appraised value is lower than the accepted offer.<\/h4>\r\n<span style=\"font-weight: 400;\">The lender will not lend a penny over the appraised value. But even if the appraised value comes in low, you have some options.<\/span>\r\n<ul>\r\n \t<li>Pay the difference in cash: <span style=\"font-weight: 400;\">If you can afford it, you can make up the difference in cash. For example, if you're under contract on a property for $185,000, and the appraised valued is $180,000, you could make up the $5,000 in cash. Your lender will want supporting documentation to prove that you can afford this.<\/span><\/li>\r\n \t<li>Request a Reconsideration of Value: <span style=\"font-weight: 400;\">You can appeal the appraisal by asking for a Reconsideration of Value. This process allows you to submit supporting documentation in an attempt at raising the appraised value of the property.<\/span><\/li>\r\n \t<li>Negotiate with the seller: <span style=\"font-weight: 400;\">You can always ask the seller to match the VA Appraisal price.<\/span><\/li>\r\n \t<li>Walk: <span style=\"font-weight: 400;\">VA Home Loans come with a mandatory escape clause for situations just like this. Because of this, you should be able to walk away from the deal penalty free.<\/span><\/li>\r\n<\/ul>\r\n<h4>2.) The NOV lists required repairs to bring the property up to code with the VA MPRs.<\/h4>\r\n<span style=\"font-weight: 400;\">Your NOV might come back with some mandatory repairs to be made before the property will meet approval. Often times these are small fixes, but sometimes not. If this happens to the property you're hoping to snag, you can:\r\n<\/span>\r\n<ul>\r\n \t<li>Ask the seller to complete the repairs: <span style=\"font-weight: 400;\">You can always ask the sellers to complete the repairs. This is sometimes in their best interest, depending on the market. After all, they'll need to have these repairs to be able to sell their home to you.<\/span><\/li>\r\n \t<li>Make the repairs yourself: <span style=\"font-weight: 400;\">You can talk to your loan officer about your lender's policy on this, but it is possible to set money aside in a separate account to complete some types of repairs needed for a property to clear the MPR's.<\/span><\/li>\r\n \t<li>Walk: <span style=\"font-weight: 400;\">Again, you can take advantage of the escape clause here and walk away from the transaction.<\/span><\/li>\r\n<\/ul>\r\n\u00a0\r\n\r\n<span style=\"font-weight: 400;\">This is not an exhaustive list, and we encourage you to talk to your loan officer about any questions you may have.
